Behind the Mansion after going through a short wood there is a lovely lake. With clear (and quite often cold) blue water, and trees surrounding it on all sides it's the perfect place to go to if you wish to relax or try out some water sports.

The Grounds

The Xavier Estate is large and the school is surrounded on all sides by grassy plains. There is wood to one side and a pond to the other. At the back of the building, a maze can be found, as well as an outdoor assault course.
